Many people ask themselves, "How difficult can it be to find office space?" The process appears to be relatively simple and straight forward. However, appearances are deceiving.

First and foremost, most firms do not recognize how long the process takes and they do not allow for enough lead time. To generate as much leverage as possible, smaller firms (under 10,000 square feet) should start the evaluation process of whether to renew or relocate at least 12 months prior to their lease expiration date. Larger firms should start the process 18 to 24 months prior to their lease expiring.

Secondly, and almost as important, the broker you call who is marketing a building is not working for you. They are working for the owner of the building. It is their responsibility to get the landlord the best deal possible, not you.

Landlords are savvy investors. They use brokers to represent their interest. As a prospective tenant, you need someone looking out for your interest.
